People ask, 'How can a house sell for X, get torn down, then townhomes replace it, and all sell also for X?"
1) new const costs more per SF (like a new car vs used car) and 2) the real gain is not in the new unit, but in the 'vacancy chain' of people moving up into higher quality housing.

This week Iβll be talking at West Seattle Realty about zoning and the future of the city. Iβll focus on possible development types in in NR zones, but also affordable housing in general, and the urban design of Neighborhood Centers and Corridors.

Today is the last day to comment on #Spokaneβs Comprehensive Plan DEIS.
The two growth strategies are both decent, but neither allocates enough growth to south Spokane, and Iβd like to see more policies that reduce GHG emissions, like a VMT or mode shift target.

I love how the architect of this $400M+ monstrosity, Shalom Baranes Associates, doesn't care enough to have the stairs hit the ground right.
I guess they are probably getting stiffed on the contract?
You will be shocked to hear that this designβs terraces are responding to a specific requirement within the Spokane zoning code for open space per unit.
