One big win was SB 840, which allows residential-in-commercial projects (like mixed-use or multifamily housing in commercial areas)
It was a widely supported policy, and had the least resistance.

This bill affects all of Texas, but nowhere more so than Austin, where:
1. Simple rezonings regularly spend $10k *investigating* whether they're vulnerable to petitions before even starting.
2. The city itself bundles zoning code tweaks, pays $500k in notification costs, and still loses in court.

Texas just adopted its Starter Homes law SB 15, which caps minimum lot sizes at 3,000 square feet for new >5 acre subdivisions.

- Allowed apartments in commercial zones
- Legalized modest starter homes in new subdivisions
- Adopted single-stair up to 6 floors in the state bldg code
- Ended arbitrary roommate caps in college towns
