What's next for Texas?

"Our efforts are to get people in homes and help them stay in their homes," Mayville says.

Some specifics — ADUs, permit reform, tax reforms, affordable housing requirements, etc.

One big win was SB 840, which allows residential-in-commercial projects (like mixed-use or multifamily housing in commercial areas)

It was a widely supported policy, and had the least resistance.

This bill affects all of Texas, but nowhere more so than Austin, where:
1. Simple rezonings regularly spend $10k *investigating* whether they're vulnerable to petitions before even starting.
2. The city itself bundles zoning code tweaks, pays $500k in notification costs, and still loses in court.

If the Denver city council wants to see what a reasonable set of safety requirements for Single Stair buildings looks like, they should review SB 2835, recently passed by the #txlege & based 1+yr input from local & national stakeholders in Austin lead by @aura-atx.org, AIA Austin and TX 2036.

More than ok - actual housing leaders! Rs in Texas, Montana & Florida are proof that you can be conservative, pro-growth and lead on housing reform. Its a lesson that many long time D state leaders seem unwilling to learn.

Texas just adopted its Starter Homes law SB 15, which caps minimum lot sizes at 3,000 square feet for new >5 acre subdivisions.

Texas had a heckuva 2025:
- Allowed apartments in commercial zones
- Legalized modest starter homes in new subdivisions
- Adopted single-stair up to 6 floors in the state bldg code
- Ended arbitrary roommate caps in college towns

This crucial ADU bill is stuck in the Calendars Committee and must be placed on the House Calendar by May 27 to move forward. Call calendar committee members and tell them to support SB 673. Texans need more housing options; let's make them easier to build.
