And importantly the majority of people working in many cities and towns, esp high multiplier ones donβt live there!

Land Use
Dude wrote the book.
Housing cost disease
in a nutshell
The best cities have great metro wide mixed use density that naturally creates transit demand.
Itβs a big land use problem in most US metros as our density is much lower by local and state law.
Assisted housing has increased from about 4.4 to about 13.2 assisted units/households per 1,000 residents since 1970
Federal spending per capita for housing rose from $20 per person in 1970 to about $173 per person in 2025 $.
Much less a problem when housing was broadly affordable

All things equal Iβm not sure CP alone is safer for people walking and biking. If speeds rise so will crashes.. It CP is coupled with safety improvements, ok ,but Iβm not sold that CP itself makes people walking and biking safer.
The state of housing in America
If zoning didnβt exist, how much denser would the US be? How many fewer car trips? How many fewer cars? How many fewer deaths of people in cars killed? How many fewer deaths of people walking?
Everybody should read the last paragraph of Paved Paradise to really understand
He deserves credit for this!
They take anything that will slow price appreaciation off the table - even @zohrankmamdani.bsky.social !! But Iβll cede that it is state level action that is needed.
Talk more about our density, land use, and affordability problem
Gentlemen. Your silence is deafening.
Only 5 to 10 % of all single-family homeowners in the US have the right to add an apartment to her home. Why isnβt it higher in blue progressive states that claim to care about the working class?
FIX LAND USE!
Land use is the dominant structural factor for the
worldβs highest bike-mode-share places. They are are mostly compact, mixed-use and connected with excellent density. Flatness is also a hard physical filter for reaching the very top tier.
Itβs all about land use
Thatβs normal
Vancouver has among the very highest housing multipliers in North America.

Itβs nothing to him really β¦ one of many around the world
Dutch bike networks evolved. Designers watched behavior and chosen routes, and then formalized them.
Definitely true for people on foot too!
Legal scarcity is not an accident. Itβs a policy choice. The equity windfall for incumbents is financed by higher rents and higher purchase prices for young families.
Some states leaders are starting to change the rules.
They must stop enforcing the scarcity premium instead of the American Dream.
Housing should never be a discretionary gift. It should be a fundamental right.
