The Autotrader stuff is nuts. They let you mirror the trades of politicians when those trades are disclosed in Congressional filings.

Returns there suggest a pretty substantial problem.

Agree always the potential for nasty self-dealing by the current US administration. But have you been following the Pelosi Tracker? It's a pretty general problem.

But more to the point for NZ in particular: that problem is invariant to whether Kiwis can trade there.

Auckland's zoning allows roughly a million pie shops, give or take a couple hundred thousand.
Look around. Do you see hundreds of thousands of pie shops? Obviously no.
Zoning space for a couple million houses doesn't mean that many will be built.

So Treasury, partially on lobbying from environmentalists, changed its cost-benefit guidance to set a 2% discount rate for 'non-commercial' projects, 8% for commercial.

Roads aren't considered commercial.

But KiwiRail is an SOE.
