Just had a thought: the difference between a "food desert" and a "car dependent neighborhood" is the income of the residents.
Both are food deserts (there are no supermarkets, etc) one just has enough ppl with cars for it to not matter.

I've just arrived in Taipei and wow, so impressed with transit, how family friendly infrastructure is, and how generally pleasing the varied and eclectic buildings are.

100% sure this will be awful for housing eh. It just doesn't stack up.
This visa policy will also be terrible for 🏡🏡housing in NZ and for New Zealanders - especially those based in popular areas/tourism hubs, already out priced and pushed out by Airbnb.
We need real investment from this government, not policy putting more pressure on housing.

Every NZ friend (or stranger) that I have met in Australia admits they wished they had moved sooner. Better jobs, wages & quality of life higher, cost of living lower (mostly) and, unprompted, ppl mention the 12.5% employer cont.
NZ needs serious policy responses to boost the reasons to stay.

There's a few other design details that help reduce overheating too, like the type of glass, ventilation, orientation and landscaping... And my fav, a general passive solar design approach which brings it all together!
Ok so… There’s a nice little park on a corner, and a path running directly to one edge of the park. That’s the first image, but there’s 12 other images here. In the second image, there is now a desire path running diagonally across the park. Next image, the path has been blocked by a park bench that the council has put in as a deterrent. Unfazed, in image 4 the path now deftly avoids the park bench. In images 5 and 6 the process is repeated, this time with a strategically placed bin which the desire path also avoids. Presumably in a fit of rage, the council plants an entire hedge to stop people creating new desire paths but eventually this too is defeated and a new path find a way. Finally, the council admits defeat and turns the desire path into a proper paved pathway. After a little while, a new desire path curving off this new paved pathway begins to emerge…

I think we can change the world by having protected bike lanes and secure bike parking everywhere.
I'm in a coastal town in the Mornington Peninsula (VIC) at the moment, and cool to stumble across this on-demand bus service outside a retirement village. Unsure how much it is used though (!).
