So biocapacity is, per land use type, area times yield, scaled down (by 0-1% currently) to maintain comparability with the base year, and then scaled by relative value of the land given to that land use type. Someone living on rangeland uses more area but there's also more rangeland on the planet.
The model assumes that, on a large scale average, we'll tend to see the most suitable terrestrial hectares given to cropland, the next most suitable to forest, and the least suitable to grazing. Marine hectares are priced by converting between calories of beef and of salmon.
The equivalence factor is based on a model that's kind of like market pricing: different hectares have different "suitability" (value for production), so if the hectares you're using are the most suitable kind your lifestyle is more expensive (denominated in suitability bucks) than otherwise.
