It will never cease to amaze me how many people bitterly resist one of the most obvious and important facts of our time: that when there is a shortage of housing, everything becomes more expensive and destabilized.
Building more housing is one of the most important priorities we face as a country.
You're correct, Private Equity has a negligible impact, and zoning also plays a massive role. But don't overlook income inequality as a factor. 1970 Median Home price $23K . Median income $10K. Today Median Home Price: $419K, Median Income: $78K.
Why does everything feel more expensive? In Part 1 of our Cost of Living series, we break down inflation, wages, taxes & housing to explain why affordability is slipping. Read here: simsc.substack.com/p/part-1-the... #Economy #Housing #Costofliving #LIHTC #affordablehousing
I briefly collaborated with a handful of WMATA leaders in a previous job, and while I don't think that gives me a unique or representative window into the agency, it was refreshing that everybody I interacted with there rode the system in their daily lives and had real, grounded aspirations for it.

Chris,
I'm an affordable developer, there are not enough available homes to meet the demand. There's a lot of resources on this so I won't place them here.
Earlier this year we opened a building with 144 units. The waiting list had over 1,700 people for 144 apartments.
Access to affordable housing is a huge issue. Everyone should have access to safe, clean, affordable housing, and access to ownership should be widely available to those that want it.
With that said I believe the main barrier for housing is income inequality and the income to productivity gap.
Really interesting data. I'm an affordable developer. We're seeing the same thing.
The resources don't match the need. Most ELI rent levels aren't sufficient to support the operational costs of a building.
This is a cool tool! Thank you for sharing!
Affordable Housing is a critical issue! Do you have the percentage of households without utilities?
I was on a panel a few weeks ago and was asked a question on how affordable housing works that inspired me to write this article!
