When I was an undergrad, I went to AWP for the first time. The book fair was a sea of white people. I was so lonely. But Jayne Anne Phillips — the director of a new MFA program at Rutgers-Newark — spotted me and sent Tayari Jones over to talk to me. Changed my life. Reunited with them last night.

This is a good analogy. Very useful in carefully controlled settings for specific usages, but unfortunately being widely inserted into everything and used without training or PPE and poisoning a lot of things and people and we’re going to pay a tonne of money to remove it safely in the future

And what really sticks in my craw: when people talk about "mom and pop" landlords they're referencing people who rent out a small # of single-family homes, duplexes, etc. Well, those LLs are sitting on assets that have increased in value by >200% over the past 25 yrs. It backstops the whole affair!
Why is it always presumed that a landlord cannot be asked to weather a bit of a bumpy ride for a short period, but tenants must do everything right or face the consequences? If a landlord can't handle a limited amount of arrears, they shouldn't be in business.
In my personal experience, both enforcing the moratorium at the AG's office and with the tenants I advised at HOME Line, landlords left a ton of money on the table by refusing to work with rental assistance agencies or totally failing to do what what asked of them (literally sign a form)
