Just recently finished a revisit to Remake, and I agree (mostly). I think the lab wouldn't have been as bad if Sephiroth wasn't present and it was a tad shorter.
Pacing is the biggest issue with both Remake and Rebirth. I really, really hope it can be paced a bit better in Part 3, but I doubt it.
