Also, I'd be okay with city covering majority of it *if* the building is a certain percentage Affordable and Accessible units. It's scary how difficult it is to find properly accessible units. Like we have affordability issues- systems broken, and we need solutions that aren't reliant on profits

The main issue, in my view, is that Infrastructure needs to be upgraded/improved when intensification happens.
I feel like unless the city is the one on charge of the decisions, the business causing the increase should be responsible for the majority of the costs of upgrading
