Since 1994, immigrants have paid more in taxes than they receive in benefits every year.
Do not believe the lies you hear about immigrants.
They are good for society and the economy.

I will be listening, as always!
David, likely in the 2nd half, but I wonder what the governance of this new city will be. How does it avoid becoming a company town? What happens when residents and business interests diverge from the developers? Are properties sold, and CF dominance dwindles? Does it become an incorporated city?
Thatβs really nice!!
Dave has made it clear that he does pods because he has significant pain when doing extended keyboard work, so he just can't manage articles. Hence, pods and transcripts.
Add in all the other car-based businesses like repair shops and dealerships and gas stations and the drive through of Starbucks and McDβs and all the rest. Then add in all the car-specific roadways. Itβs enormous and overwhelming.
Why are we trying to get trump off the hook?
I hate the phrase βboots on the groundβ. Back in the day, we used to call them soldiers. Or βour boysβ, before we broke their monopoly. But at least they were people.

A handicap blue and white painted sign on the asphalt of a parking space. The symbols are meant to be a pregnant women and a baby stroller, but it doesn't look like that. It looks like pac man being killed with scissors next to a dancer

End the war
βMuch like itβs taken some journalists years to admit that Donald Trump is indeed a fascist, so will others wait until weβre weeks, months or years into a war with Iran to say this needs to end. What would happen if, instead of waiting to see how this all plays out, we just say no, here and now?β
ββ¦persons living in walkable, mixed-use neighborhoods have higher levels of social capital compared with those living in car-oriented suburbs. Respondents living in walkable neighborhoods were more likely to know their neighbors, participate politically, trust others, and be socially engaged.β
Opponents looking to cover their tracks use the disabled as a shield. Bogus.
We obviously need Trump to be removed from power. Short of that we need the world to know that the majority of American citizens, and their representatives in the opposition party, can see that this is madness and are trying to stop it. www.offmessage.net/p/no-quarter
We need to make sure that these men are charged with the crimes commensurate with their actions and the results.

Field trip to the Midwest diner! Oh no! What has happened?!?!
A new report by @thedotcity.bsky.social quantifies the economic toll of downtown freeways, and the economic potential of tearing them down.
The 66K acres that downtown freeways occupy could yield more than half a trillion dollars of development and over $5b annually in property taxes.
People want larger, smoother, more accessible urban infrastructure, but you have to remove the threat and obstruction of cars.
East Bay for Everyone Opposes Cal Chamber "BACA" CEQA Ballot Measure Streamlining sprawl development is not "Pro-Housing!"
Thanks to the important CEQA reform passed last year, the @calchamber.bsky.social BACA measure does nothing for the infill housing we need.
What it does do is streamline everything from sprawl detached housing to highways to data centers.

Maybe, but I think the impetus is from the utilities writ large, as it supports them as more folks produce distributed power. The utilities are looking for revenue stability in order to support all the grid hardening thay are having to do after severl disastrous wildfires...
And then there's the matter of PG&E out on the street in my neighborhood on a multi-month job to replace all the GAS service in the neighborhood, at the price of I don't know how many millions of $$. Would it not have cost less to just have electrified everyone's houses, and just shut off the gas?
yeah, I'm often more efficient than efficient houses, as I fully electrified a few years ago... So yeah, not a great deal for me...
Which, to my mind, looks a lot more like PG&E trying to maintain ascendency than trying to help its customers. Or am I missing something?
@volts.wtf
If you're paying less per kilowatt hour, then you're also being paid less per kilowatt hour that you send back to the grid, no?
Which might mean that electrifying your appliances is more cost-effective over the life of the investment (good), it also makes adding rooftop solar LESS cost-effective...
"...The price per kilowattβhour for electricity will also be lowered, so youβll pay less for the electricity you use. Lower prices can make it easier to switch to cleanβpowered, more efficient electric appliances that can help you save longβterm."
You don't say? Easier?

PG&E has an interesting message re: their new rate structure!
"Starting in March 2026, some service costs previously included in your electricity pricing will appear separately as the Base Services Charge on your bill. This is not a new fee..."
But wait! There's more!
