Who coordinated this please?
True. I had a weak moment.
Still this!? Man moans about something trivial for effect. Fully expected this link to be from 5 years ago.
Bottled water retail extension, Sydenham. Presumably assembled and disassembled daily.
Taken from a moving car. I wasn’t driving.
You can use the ones I took if you like…
Most people not aware of the unbelievably tiny HMO standards, compared to NDSS.
An 11m2 kitchen to be shared by 10 unrelated individual adults?
Sure.
A 13m2 combined bed/living/kitchen?
Go ahead.
Dormers?! 😧
In an area where the LA acknowledge an acute shortage of small good quality homes and the blight of HMOs (with people paying £850pcm for a 7m2 room), this would be 2 additional sustainable dual-aspect fully space-compliant homes (and numerous other material benefits recognised in policy).
It’s absurd. I’m afraid, for character count, I gave the impression that the LA in question are even functional enough to make a decision. In fact, they went dark, and this if from their statement submitted in response to my appeal against non-determination.
This is three fully space-compliant homes (including a rearranged existing one) in an area with an acknowledge shortage of smaller homes but blighted by tiny HMOs with people paying £850 pcm for 7m2.
You’re an old hand at this game Neil. 🏆
They do say dormers are not a feature of the area. Meanwhile, approx 50 metres away…
The rendered flat-roofed tiny windowed 1980s bit or the metal security roller-shuttered bit?
How I miss the pre-Elon days when I could have made an evening’s fun out of asking people to guess the adjectives a LA with 3.5YR 5YHLS might have used to justify the refusal of +2 fully compliant homes with this roof form, on design grounds, in a highly accessible non-conservation area.

Amazing how focaccia and ciabatta have silently swapped places over the last year.
This bottom tread is the worst bit of the Barbican.
What style is this building please?
Might as well be. Ravioli at Prezzo. En route to other places further up the M1.
I just walked past a one of a numbers of late-teens talking to a surrounded and isolated police officer.
“I know you’re friends with my Mum”
(visibly shaking) “I’m not friends with your mum. I know your Mum in my capacity as a police officer”
3 night tile tour.
The security guards have security guards. And they’re all just about stopping the vape shops from being raided by fourteen-year-olds on e-scooters
It’s 21:09 in Northampton Town Centre and the vibes are dreadful.
Anybody on here an expert in old glass roof tiles? This kind of thing…
It’s practice for climbing over the loo to get to the shower.
