Finally!
I actually know nothing about the food, but have been walking past the boarded up windows for a long time now. Good to see it coming back to life.

Around 2003 is when vancouver finally started allowing accessory dwellings.
A point where it was acknowledged that single detached housing, by itself, was not up to the task.

Part of why it feels different crossing the border from the US into Canada
This is a late mid century house in Crescent Beach that we renovated. The double height space was ideal for a feature light.

Too soon!
Thanks to all who came along on our first tour of 2026! It was informative & fun; great storytelling from @lanefab.com & Julie McManus. Pouring rain highlighted the function of St. George Rainway:
π #stormwater retention and detention
πͺ± capture of polluted sediment
πΏ phytoremediation

Example 3BR, 1.5 Bath, 830sf.
Using our "4/5" split massing single stair prototype - assuming the city allows something like a 1.6FSR density as a baseline - it could also be 1.75 FSR with the additional 10% density bonus (for passive house / low embodied carbon)
You lose a bit of shared rear yard space but gain larger units.

yes, that's 100% the nefarious scheme behind it all.
Make it so more people burn up in fires.
(at least that's what some people think who don't understand the issue at all but make all-knowing pronouncements online)

The βwest end modelβ of distributed density vs Character retention.
This was the fork in the road back in the 1970s when Vancouver opted to down zone much of the city to restrict new apartment construction, and to pivot to spot rezoning and character design guidelines.
Interesting, I saw a flash and heard the boom and thought it was strange lightning
4/5 massing from the lane, with parking and yard
1 Br apartments, where every unit has windows on 3 sides.
Would be great to see examples if you have photos.
I'm pretty sure that no one but me is calling it the Vancouver Stair, but I figured it was worth a try since its the key feature distinguishing Vancouver's single stair code update from BCs (which requires an interior separated stair).
Here's an example floor plan with three 1BR units per floor.
The wider front massing could hold a 3Br unit as an option.
yeah, 950sf and up can work if you don't have to include stairs.
4:30!
We had sketched this one a while back. 3 one bed units in front and 3 2 bed units in back
See you today at 4pm
For example my Vancouver (BC) pack.
This one reflects my own biases and housing interests, but Iβve heard that itβs been useful for those new to Bsky.
