It’s actually a ‘pretty’ diagram to measure housing and employment and retail density options returns in relation to public investment (streets/parks). Being hand-drawn it ‘feels’ more conceptual than final. Will frame the public workshop discussions following an @urban3.bsky.social presentation.

Excellent story. We’re a #2 bus (but 1 car) family too. My wife works downtown, so she’s a regular. And I work from home.
I'm hearing even from close friends that did not know how/why I initially stopped driving 8+ years ago bc they've only known me as a biker. No, I have not always been a radical activist, I really did just make an economic choice that made the most sense at the time!

Shhh… I helped Andy to put this together. And I understand the many tradeoffs. The issue is that for the next +3 years, BP is going to be drastically underfunded. The parking district stays and the garage should be built cheaper in the canyon. It’s only 8-years and specific for BP, not general fund.
Well, we also use the same light-rail commuter train as a streetcar in downtown, as a rapid bus in inner-cities, and as commuter rail to our edge cities…
