Like the author, I agree with the logic of building mixed-income, mixed-use cities from scratch dominates piecemeal sprawl. At the same time, I struggle to find any successful example. Irvine mixed uses and density but everyone still drives.

This is a great point. I'd only add that CA's climate is so much more mild relative to TX, that building draftier homes there would still produce less CO2 than tight homes in TX.
