There has been more to the story lately, from rising construct costs, interest rates, etc. -- but the abiding stability of housing prices per square foot until the last five or so years really surprised me.
Arguably, that's from the regulations that constrained what KIND of housing could be built — forcing larger homes on larger lots and eliminating the smaller, denser, cheaper dwelling types that once made working-class homeownership possible.
The reason YIMBYs focus on zoning stuff — minimum lot sizes, parking requirements, single-family mandates: adjusted for inflation, the cost to build a square foot of American home stayed basically flat for four decades, pre-2020.
So how did it get so expensive to buy a house?
